How do I apply for a unit?
In order to apply for a unit at the centre, applicants must submit an expression of interest form, up to date business plan for the business, two years financial projections and a current tax clearance certificate. The application is reviewed by a subcommittee of the board of management who recommend to the board if the application is acceptable. The board of management then make the final decision on the application. From receipt of all completed documentation the approval process takes approximately three weeks
How long can I stay in the centre?
Incubator office units :- Annual Licenses are issued which are renewable for up to three years. The maximum stay is three years after which businesses are expected to relocate into the private rented sector. Licence extensions beyond three years are considered by the board of management on a case by case basis. Light industrial units :- Licences are granted for a period of four years nine months for these units.
Are utilities such as electricty and water included in the monthly fees?
No, the monthly fees paid to BASE cover the licence fee, Vat on the licence fee, property rates, service charge and broadband. Each unit is individually metered for electricty. Light industrial units are also metered for water and all utility bills are paid directly by the client to the utility supplier
Are any of the units furnished?
No, units come unfurnished and clients are required to provide their own office furnishings. BASE does have a limited amount of spare desks and chairs available which can be lent to clients on a short term basis (if available)
What notice period am I required to give in order to leave the centre?
The flexibility of a licence means that clients are normally required to give just two months notice to leave the centre. The board of management may insist on a longer notice period in some circumastances.
Do I need business insurance?
Cleints are required to hold a minimum of Public Liability insurance for their business. Where applicable Employers Liability insuranc eis also required. All buidlings are insured by BASE and contents (wnd other) insurance is at the discretion of the client
Why does BASE issue clients a licence and not a lease?
Licences provide for more flexibility for both the licensee and licensor and allow for a shorter notice period. As a result clients are not tied into a long term lease in the centre.
Do the units have a gas supply?
The whole complex has gas infrastructure installed and gas connections to individual units can be supplied. The cost of installation of a gas connection and meter must be paid by the client.
Are service charges paid by clients?
Yes service charges are payable by clients as part of their monthly fees. BASE pays over all service charges to the management company. Service charges are levied on a ‘per sqaure foot of space’ occupied basis
Do I have 24/7 access to my unit?
Access to the incubator office units is controlled by on-site security who are responsible for opening and closing the building each day. Opening hours are 8am-10pm Monday to Friday and 8am-5pm Saturday and Sunday. The offices are closed on Bank Holidays. Clients located in light industrial units have 24 hour access, 7 days per week, 365 days per year
Do I have to pay a deposit?
Yes a deposit of two months net licence fee is payable on signing the licence. All deposits are held in a seperate client deposit account and deposits are refunded once the unit is handed back in an acceptable condition and the clients account with BASE is fully up to date. Any monies owed on account will be dedcuted from the deposit held at the end of the licence and the balance retunred to the client
